1. Data We Collect
We collect personal information only when you provide it voluntarily or when it is automatically generated through your use of our website.
Information you provide directly:
- Full name — submitted via inquiry, contact, or registration forms
- Email address — for inquiries, newsletters, and account creation
- Phone number — provided when you contact an agent or use the "Show Number" feature; used for follow-up on your property interest
- Property preferences — location, budget, number of bedrooms, property type, and other filters you set in inquiry forms or search
- Account credentials — email and a hashed password if you register for an account
Information collected automatically:
- Browsing behavior — pages visited, listings viewed, time on site, and referring URL (collected via cookies and analytics tools)
- Device and browser information — browser type, operating system, and screen resolution
- IP address — anonymized where possible; used for security and regional relevance
- Saved and recently viewed properties — stored locally in your browser using localStorage
2. How We Use Your Information
We use your personal data for specific, lawful purposes only:
- Property matching — to connect you with listings that match your preferences and budget
- Agent communication — to pass your inquiry details to the relevant licensed agent so they can assist you
- Service improvement — to understand how visitors use our site so we can make it more useful and reliable
- Analytics — to measure traffic, popular listings, and user flows in aggregate, anonymized form
- Newsletters and alerts — to send property updates and market news you have subscribed to
- Security and fraud prevention — to detect and block unauthorized activity on our platform
- Legal compliance — to meet obligations under Philippine law
We will not use your data for automated profiling that produces legal effects without your explicit consent, nor will we sell your personal information to any third party.
3. Legal Basis Under RA 10173
Every instance of data processing we carry out rests on one of the following legal bases under the Philippine Data Privacy Act:
Consent
You have given clear, freely given, specific, informed, and unambiguous consent — for example, by submitting an inquiry form or accepting our cookie banner.
Legitimate Interests
Processing is necessary for our legitimate business interests (e.g., analytics, fraud prevention) and does not override your rights and freedoms.
Contractual Necessity
Processing is required to fulfil a contract with you or to take steps at your request before entering into one — such as processing a property inquiry you submitted.
4. Data Retention
We keep your personal data only for as long as necessary to fulfil the purposes outlined in this policy or as required by Philippine law.
| Data Type | Retention Period | Reason |
|---|---|---|
| Inquiry data (name, email, phone, preferences) | 3 years | Follow-up, dispute resolution, regulatory compliance |
| Analytics data (Google Analytics) | 26 months | Trend analysis and service improvement |
| Account data | Until account deletion + 6 months | Dispute resolution window |
| Newsletter subscriber email | Until unsubscribed | Ongoing consent basis |
After the retention period lapses, data is securely deleted or anonymized so it can no longer be linked to you.
